Data is derived from publicly available listings and MBIE Tenancy Services bond data.
2. AI Predictions Disclaimer
Important Notice
All AI-generated scores, estimates, and predictions on this site are for informational and screening purposes only. They are not financial, legal, or professional advice and do not constitute guarantees or warranties.
- Renovation cost estimates — Our AI vision-based estimates are derived from listing photos and may not reflect actual costs. Conditions not visible in photos (e.g. structural issues, moisture, electrical) are not assessed. Always obtain a professional building inspection and quantity surveyor quote before making investment decisions.
- Rental yield and rental estimates — Based on MBIE Tenancy Services bond data and comparable properties. Actual rents may vary with market conditions, property condition, and tenant demand.
- Flip ROI calculations — Depend on assumed after-repair values, renovation costs, and holding periods. Market conditions, sale timelines, and unforeseen expenses can significantly affect actual returns.
- Composite investment scores — Our scores combine multiple factors and are designed to help prioritise properties for further due diligence. They do not predict investment success.

7. Limitation of Liability
To the maximum extent permitted by law, we are not liable for any indirect, incidental, consequential, or punitive damages arising from your use of the service or reliance on any AI predictions, scores, or estimates. Our total liability shall not exceed the amount you paid to use the service in the twelve months preceding the claim (or NZD $100 if no fee was paid).
